Special Power of Attorney (SPA)

Lawyer's note. Prepare and sign the SPA before a notary public — an unnotarized SPA will be refused by banks, LTO, Pag-IBIG and most agencies. Acts of strict dominion (selling land, mortgaging property) require an SPA by law (Civil Code Art. 1878); if the SPA is signed abroad, it must be apostilled or consularized.
